Summary
The project manager oversees a dynamic workload of building construction and renovation projects from start to finish. Duties include the administrative management of projects which requires the development of good working relationship with varying project teams, strong organization & prioritization skills.
Essential Duties and Responsibilities
Serves as project manager of facility projects, including new construction, remodels, additions, improvements, remediations, etc
Coordinates the procurement of project needs in compliance with the City’s monetary and purchasing guidelines and procedures
Reviews and manages project documentation, ensures each project is compliant, remains on schedule and on budget
Performs onsite inspections to define projects and to monitor the performance of construction projects
Coordinates, schedules, and leads meetings as necessary to include procurement meetings, design review meetings, pre-bid meetings, pre-construction conferences, construction progress meetings, and final walkthroughs
Documents electronically notes, minutes, photographs, records of construction material tests, and the construction of projects
Reviews and prepares contractor and consultant pay applications; prepares and communicates vendor performance reviews
Reviews and negotiates recommendations for change orders and contract amendments
Obtains and files electronically all as-built drawings, warranties, operation manuals related to a project
Coordinates efforts across project between designers, contractors, and impacted City staff
Builds and maintains relationships critical to the success of projects, including relationships with City Departments, contractors, and consultants
Resolves and/or recommends resolutions to issues that arise during the design and construction of a project
Prioritizes and manages time efficiently
Communicates project status to stakeholders and department leaders
Identifies and documents future capital project facility needs
Creates specifications for simple facility projects
Monitors contractor construction management software as necessary to ensure efficient project documentation eg. Procore, BuilderTrend, etc.
Follows City policies, procedures, and safety guidelines
Performs other duties as assigned
Minimum Qualifications
Combination of education and experience equivalent to a Bachelor’s degree in Construction, Business Management, or related field
Three (3) years of experience in project management within construction or related area
Combination of construction administration and onsite representation experience
Certification & Licensing Requirements
Valid driver’s license
Preferred Qualifications
Education and/or experience in accounting
Experience managing the construction and remodels of facility projects for a governmental agency
