Description

W.E. O’Neil is looking for an experienced Project Manager in San Diego to run a portfolio of fast-moving projects in occupied and active environments. You’ll manage tenant improvements, renovations, office build-outs, retail, and smaller ground-up work, usually several at a time, from award through closeout. These aren’t multi-year projects. Schedules are tight, clients are often open for business while you build, and decisions get made quickly. You’ll be the main point of contact for the client, the design team, and the subcontractors, and you’ll keep each job moving without disrupting the people working around it. This role reports to a Project Executive and works closely with Superintendents, Estimating, and Accounting.

Key Responsibilities Manage multiple projects at once, from buyout through closeout, keeping each on budget, on schedule, and on scope

Serve as the day-to-day point of contact for owners, tenants, property managers, and design partners

Plan and coordinate work in occupied spaces, including phasing, after-hours work, tenant communication, and minimizing disruption

Prepare and manage budgets, forecasts, and cost reports, and communicate changes to the client early

Review bids, level scopes, and negotiate and issue subcontracts and purchase orders

Manage submittals, RFIs, change orders, and pay applications so nothing sits waiting

Build and update schedules with the Superintendent and keep subcontractors accountable to them

Work with the field team to resolve issues quickly and keep work moving on site

Track safety, quality, and contract compliance on every project

Lead clean closeouts, including punch lists, warranties, and turnover documentation

Keep client relationships strong so they come back for the next project

Skills, Knowledge and Expertise 5+ years of project management experience with a general contractor, ideally on tenant improvement, renovation, or other work in occupied spaces

Proven ability to manage several smaller, fast-paced projects at the same time

Strong working knowledge of contracts, subcontracts, change orders, and cost management

Comfortable making sound decisions quickly with incomplete information

Clear, confident communicator who can work directly with owners, tenants, and design teams

Strong organizational skills and attention to detail under changing priorities

Proficiency in Procore (or similar), Bluebeam, Microsoft Office, and scheduling software

Bachelor’s degree in Construction Management, Engineering, or a related field preferred, or equivalent experience

Experience with retail, office, healthcare, or other commercial tenant work is a plus

Valid driver’s license and the ability to travel between project sites in the San Diego area

Benefits Own your projects from start to finish, with the authority to make decisions and move fast

Faster project cycles mean you see results, close jobs, and start new ones without waiting years for a finish line

Work with clients who come back, so the relationships you build keep paying off

100% employee-owned (ESOP) company with a track record dating back to 1925, so your work has a direct stake in the outcome

Full benefits package: competitive pay, bonus program, medical/dental/vision insurance, PTO/sick leave, life insurance, 401(k) with match, and a student debt assistance program
