To price and manage commercial construction projects involving doors, frames, and hardware from bid to closeout.
About United Contractor Services United Contractor Services is a national specialty subcontractor working in commercial light gauge interior buildouts and Division 8 & 10 Specialties. General contractors and architects bring us onto complex, large-scale work because we deliver what we price, when we said we would.
The Role We're adding an Estimator / Project Manager to own Division 8 and 10 scopes from first look through project closeout. You'll price the work, and when we win it, you'll run it, so nothing gets lost between the bid and the build. Division 8 is the heart of this job: doors, frames, and finish hardware. You'll write and review hardware sets yourself rather than handing them off after award. Division 10 scopes come with the territory, and you'll need to price and manage them accurately, but the door work is where you'll spend most of your time.
This is a numbers-and-details job that carries through to the field. You'll live in schedules, specs, and hardware sets, and you'll be the person who catches the frame that doesn't match its rating before it costs us money on the jobsite.
Division 8 Scope
Price hollow metal doors and frames, wood doors, aluminum entrances, finish hardware, and related accessories
Write and review hardware sets and door schedules against architectural drawings, elevations, and specifications
Verify compliance with UL listings, fire ratings, ADA requirements, and applicable life safety codes
Coordinate electrified hardware and access control requirements with the broader project scope
Division 10 Scope
Price toilet partitions and washroom accessories, lockers, fire extinguishers and cabinets, corner guards and wall protection, signage, and related specialty items
Confirm mounting, backing, and coordination requirements with adjacent trades so scope gaps don't show up in the field
Estimating
Perform accurate quantity takeoffs that hold up under scrutiny
Solicit and compare vendor and manufacturer pricing to land on the right combination of cost, lead time, and performance
Identify value-engineering options and present them with real numbers behind them
Assemble proposals with clear scope language, stated inclusions and exclusions, and documented assumptions
Project Management
Lead buyout and procurement on awarded projects, carrying your pricing basis and hardware decisions straight through to purchase orders
Prepare and manage submittals, including hardware schedules, product data, and shop drawings, through approval
Track lead times and release material to match the project schedule
Serve as the primary contact for GC project teams and attend coordination meetings as needed
Coordinate deliveries, sequencing, and installation with field installers and superintendents
Manage RFIs, change orders, and pay applications to keep projects on schedule and on budget
Close out projects cleanly with O&M manuals, warranties, attic stock, and final hardware turnover
Build working relationships with suppliers, manufacturer reps, and GC preconstruction and project teams
Stay current on product changes, manufacturer updates, and code revisions affecting these divisions
Qualifications
3–5 years of combined estimating and project management experience on commercial Division 8 and/or Division 10 scopes, with Division 8 experience being the priority
Working knowledge of door hardware terminology, hardware set structure, and fire and life safety code requirements as they apply to openings
Experience managing submittals, procurement, and change orders on commercial projects
Comfortable reading architectural drawings, door schedules, and specification sections
Experience with estimating, takeoff, and project management software. We'll train you on our systems, but you should already know how this kind of software works
DHI coursework or credentials (AHC, DHC, CDT) preferred, not required
Organized communicator who can balance hard bid deadlines with the day-to-day demands of active projects
Why This Role Division 8 and 10 work drives a meaningful share of what we chase nationally. In this seat you'll see it from both sides: the number that wins the job and the execution that makes money on it. You'll have direct visibility with the people making those calls. We offer competitive pay, a full benefits package, and a clear path forward for people who are good at this work.
This position is based out of our Kennesaw, GA office.
